A common question I hear from homeowners is, "When's the best time to sell?" While there's no magic date, understanding seasonal patterns and our local market can give you an edge.

Generally speaking, we are not in a market that has dramatic swings in the seasons, such as an area that is focused on vacation homes or in an extreme climate like Maine, Florida, or Arizona. The markets largely influence the national data, below:

The market conditions of any given year are more important than the season. A seller should also consider the appeal of their home and if that appeal is seasonal. For example, if you have a pool, you are much better selling the house while the pool is open or if you have privacy when the leaves are on the trees, then it may be better to wait.
Spring (March-June) is often a prime selling window in Delaware. Warmer weather and blooming landscapes increases buyer enthusiasm. Families with school-aged children are actively looking to move before the next academic year. Winter (December-February) is typically the slowest, with holiday focus and less appealing weather deterring many buyers. However, those looking in winter are often highly motivated, and less competition can be an advantage for a strategically priced property. Over the past 10 years in our market, we have seen an average sales price 3.6% lower than the average throughout each year.
